Here I am pictured with my wonderful Clients, Beverly and Arnette Anderson at their beautiful new home in Royal Oak, Victoria. 

I took the time to be with them on their possession day before the furniture truck arrived, gifts in hand to see how they were settling in.  Having moved out from Calgary and Edmonton, this was a big move for them and I wanted to make them feel at home here in Victoria.

VICTORIA BC - Finishing up the strongest third quarter since 2009, the Victoria Real Estate Board reports that properly priced homes are selling which, along with reduced inventory levels, contributed to favourable market conditions. Q3 sales totalled 1,610, a year-over-year increase of nearly 15 per cent.

On a monthly scale, total real estate sales in Greater Victoria were up 16 per cent in September 2013 over September 2012. A total of 487 properties sold last month, finishing off a strong third quarter. Residential sales increased by 15 per cent year-over-year, while active listings decreased by 9.5 per cent year-over-year to 4,547.

"Last year at this time, sales volumes were being undermined by the amortization changes," says Shelley Mann, Board President. "This year is following a more historic pattern. Properly priced homes are selling and as a result consumers are responding."

Mann adds that while sales increased over the last four months, prices remained flat. "We don't expect any significant price increases in the near future," she says. "Our provincial economist noted that while unit sales are recovering, the weak economy bears watching."

There were 279 single family homes sold in September, an increase of 29 per cent over September 2012, while the median price of $523,900 is up just over one per cent year over year from $517,500. There were 105 condominium sales with a median price of $271,500 and 60 townhomes sold at a median price of $352,750.

Our Client Appreciation Party, Sunday (September 8^th), at the top of Victoria’s Regent Hotel was a resounding success!

Out on the two spacious top floor balconies we were blessed with sunshine and blue skies, highlighting spectacular panoramic views of the entire inner harbor, except for a brief magical interlude when our penthouse suite was engulfed in a passing fog bank. Besides the nearby Blue Bridge, reduced to an eerie skeletal image, all views vanished. But soon the fog cleared to give us a breathtaking sunset harbour vista; crowned with a fingernail moon.

The best part was the people and fun we all had. It was great that many of our guests came

at the beginning and stayed until the awarding of the last door prize (to a jubilant Steve!).

We got caught up in conversation, prize draws, the soothing live music of Oliver Swain,

Adam Dobres & Richard Moody, a succession of delectable food, tasty beverages,

free neck massages compliments of Callum Greig of Prime Mortgage Works,

picture identification contests, and general laughter and joy. All who came will attest,

And, in a special moment, the radiant young Juliana, daughter of Elizabeth and Peter, won the prize for identifying the objects in all 18 of the close-up photos Charlotte put together for our “Guess the Item” contest.

So many radiant smiles throughout told us that we succeeded at our goal of throwing a party that was above all, enjoyable. We are tremendously grateful to all our clients, it is you that have made this business such a pleasure and success.
