The Victoria Real Estate Board today released its report on real estate activity in the Victoria area for March 2015. A total of 734 properties sold in the Victoria region this March, a 27.7% increase compared to the 575 properties sold in the same month last year. "We saw 393 single family homes in the region sell in the month of March. The last time we saw numbers this high in March was in 2010 when 414 single family homes sold," Victoria Real Estate Board President Guy Crozier says. "And though we see sales numbers have increased compared to last year, we see fewer active listings for sale compared to last year." There were 3,769 active listings for sale on the Multiple Listing Service® at the end of March, 6.9% fewer than the 4,050 active listings in March 2014. The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core this time last year was $560,500. The benchmark value for the same home this month has increased by 1.64% to $569,700. "Why the increase in activity? We expect the market to be busy in the spring - real estate has a seasonal trend. Interesting this year was that the momentum we saw in the market over the course of 2014 has continued to increase," President Crozier adds. "Consumer confidence in local real estate appears to be high, and it’s likely that buyers are taking advantage of low interest rates."

Celebrating with a dear client after a quick sale and purchase!
Here I am at the “SOLD” sign with my lovely client. This was the first time in her life she sold a home and I think it may be a first time for a selfie too! I am not sure! Tom and I were so honored to be part of this process with her. We listed our clients home on a Wednesday, had a sneak peak open house on the Thursday and got two offers that night. We were so happy that this whole process went fairly quickly for her.
We helped her with her purchase of her new home in Rosebank Gardens - we know she’s going to love it there. We are happy she is moving there because this means we will be able to see her and keep in touch as we continue to have business there. Yay!

Our clients, Tom and I are celebrating the sale of their condo and the purchase of their new home in just 11 days! It went so quickly and so smoothly. We were all very happy! The only disappointing part of this quick process is that Tom and I will miss seeing that adorable little girl. We first met with them three weeks ago and in just that time, her vocabulary has improved incredibly. It’s so amazing to see how quickly babies grow. I heard her form a whole sentence today. Anyhow we are so happy for them because we found them a beautiful town home that they will be able to live in quite nicely and enjoy while they watch their little daughter grow!
Rosemarie & Tom " Latest BCREA News Release: Housing Demand Remained Elevated in February"Vancouver, BC – March 13, 2015.
The British Columbia Real Estate Association (BCREA) reports that a total of 6,661 residential unit sales were recorded by the Multiple Listing Service® (MLS®) in February, up 19.4 per cent from the same month last year. Total sales dollar volume was $4.3 billion, an increase of 24.8 per cent compared to a year ago. The average MLS® residential price in the province rose to $639,405, up 4.5 per cent from the same month last year.
"Consumer demand remained robust in February on the strength of rock bottom interest rates and improving economic conditions," said Cameron Muir, BCREA Chief Economist. "After several years of below-average activity, home sales are now trending above long-term levels." Total active listings on the market were down 7.5 per cent from a year ago. Fewer homes for sale, combined with elevated consumer demand has the housing market firmly in balanced conditions. Year-to-date, BC residential sales dollar volume was up 18 per cent to $6.9 billion, compared to the same period last year. Residential unit sales were up 12.4 per cent to 11,038 units, while the average MLS® residential price was up 5.0 per cent at $621,065.
